– In time for spring, Cordillera Ranch has announced the
opening of a new series of 2-4 acre estate homesites
near the Guadalupe River. Cordillera Ranch is an
8,600-acre luxury master planned residential community
located in the Texas Hill Country, just north of San
Antonio. The development has experienced great demand in
the past year, with sales of 186 homesites in 2005.
This newest offering of homesites is
now available and consists of 2-4 acre lots priced from
$125,000 to $275,000. Located on the north side of the
development, these homesites allow for convenient access
to the 62-acre private River Park along the Guadalupe
River. More than a mile of the River Park is on the
spring-fed Swede Creek canyon. The park provides scenic
picnic areas, as well as opportunities for canoeing and
fishing. On the whole, Cordillera Ranch has reserved
more than 100+ acres for trails, parks, river access and
lakes for property owners and guests.

50% of our inquiries came from outside the state of
Texas.”
The increase in sales figures and
inquiries demonstrate interest from buyers in Texas and
out-of-state, as San Antonio continues to be one of the
country’s hottest residential markets in terms of
projected home price appreciation rates for 2005,
according to Fortune magazine. TheStreet.com also
recently named Texas as the brightest spot in the
country’s housing market, reporting that builders’ sales
are reaching new heights in Austin, Dallas, Houston and
San Antonio.
The development’s location,
close-knit community and The Clubs of Cordillera Ranch –
which includes a Jack Nicklaus Signature Golf Course –
continue to attract walk-in traffic and new buyers.
According to sales figures from 2005, the overall number
of visitors to Cordillera Ranch was up more than 30%
from 2004. Sales of memberships to the Clubs are also
representative of the development’s success. The Clubs
of Cordillera Ranch, expected to open this year, will
provide members a unique resort-style club experience
and an opportunity to be part of seven clubs in one
location. To date, the Clubs of Cordillera Ranch has
sold approximately 300 Full Golf memberships and a total
of 415 memberships. In 2005, the Clubs of Cordillera
Ranch welcomed 130 new members.
“The greatest thing about our pace of
membership sales is that when the Club opens in June of
this year, we will have enough members to make the Club
feel like a club,” said Hill. “Overall, the sales
activity in Clubs memberships and in the real estate has
remained extremely strong. We are thrilled with this
amount of interest, and are looking forward to 2006.”
Cordillera Ranch is an 8,600-acre
master planned residential community located north of
San Antonio in the Texas Hill Country. The centerpiece
of Cordillera Ranch will be a 7,477-yard Jack Nicklaus
Signature Golf Course scheduled to open in 2006.
Cordillera Ranch offers its residents on-site

being developed by Cordillera Ranch Development Corp., a
subsidiary of Lufkin, Texas-based DH Investment Company.
