Glass half full, please!
In Texas we’re officially in the worst one-year drought ever, according to state climatologist John Nielsen-Gammon. But that’s not news – you’d have to be living on another side of the planet to not realize how desperate the drought is in Texas. While the landscape across much of Texas and particularly the Hill Country shows the stress of the hot and dry summer through the brittle grasses and trees, it’s beyond a landscaping issue at this stage to the point where some parts of the state are in emergency planning to even provide sustainable drinking water through this continuing drought. Much of the Hill Country is served by groundwater (wells) and while the original lots in Cordillera Ranch are served by individual water wells, all new development since 2005 is served by a central water system with a surface water source via GBRA’s Western Canyon Pipeline from Canyon Lake. Although all Cordillera Ranch development has historically been very low density (approximately 4+ acres per lot to date) and thus limited the pressure on the aquifer, these groundwater resources do get stressed when you’re in what seems to be an all-too-frequent “record” Hill Country drought. While we haven’t heard of instances of wells going dry inside Cordillera Ranch, you will find that having a home in an area that is served by our Cordillera Ranch central water distribution system provides more pressure consistency and, during this drought, less stringent water restrictions (although even GBRA customers are on Stage II restrictions in this record rain shortage-still less stringent than well users). All of the lots in the Clubs Village area of the community and in Units 104-106 (as well as the next phases of development) are served by the central water system. So, be sure to consider the importance of the source of this increasingly stressed water resource when making your property buying decision. Most acreage estate communities in the Hill Country are served solely by groundwater – Cordillera Ranch is the only acreage estate community in the nearby area that has a central water system.
Most importantly: pray for rain… We’re about 75% below our average year-to-date rainfall totals and right now it will feel good to have a glass half full!!
